How to verify land title before you buy

Buying land without verifying title is the single biggest mistake first-time buyers make. A few hours of due diligence can save years of litigation.

Documents to check - Sale deed and the chain of previous deeds (at least 30 years). - 7/12 extract or RTC / Khasra-Khatauni, depending on the state. - Encumbrance certificate to confirm there are no loans against the land. - Mutation records and the latest property tax receipts.

On the ground Visit the site, match the survey number to the physical boundaries, and talk to neighbours. Confirm access and that there are no encroachments.
